Real Estate Market Trends: April 2022

April came and went and so did just about every season in between. We saw the cold with some late season much-needed snow and midday warmth, with days that felt like spring had finally sprung. Unlike the weather the Central Oregon, the real estate market was much more consistent. While we saw some minor declines in certain areas, like average listing price, the average sale price remained steady to counter the small decline and homes kept selling at an impressive pace. As the 2022 real estate season enters full swing, we saw a good growth in the number of active listings compared to the prior month in Bend, but a decrease for the Redmond area.

Bend’s market continued to remain strong with a solid increase in new listings and homes selling at an impressive pace. Compared to the previous month(s) we’re seeing a slow decrease in listing price, however, the selling price for each property is offsetting some of those declines. The average home isn’t lasting long on the market, now selling within two weeks of being listed.

Most likely due to the inventory issue Redmond, and everywhere, is seeing, the Redmond area saw a smaller decrease in list price change and a noticeable average sale price increase compared to the prior month.  The area’s land and acreage market stayed quite consistent with availability, price and duration on market.
